This existing 16-story, ~160K SF landmarked building is undergoing a renovation conversion from commercial to mixed use including 65 new high-end condominium units, new rooftop duplex and triplex units, amenities, office and retail spaces.

Re-use of commercial floorplates through this full building renovation required the construction of a newly located core consisting of dual elevators/scissor stairs, and the removal of existing passenger and freight elevators to provide more desirable condo layouts. Project also included the vertical expansion of existing structure adding two additional floors plus mechanical bulkheads behind the landmarked mansard roofline.​

Landmark façade restoration included replacement/repairs of existing 100+ year old terracotta, limestone and granite, rebuilding of rooftop mansard, windows and storefront replacements.​

Near complete demolition of a historic 5-story, 20-ft wide townhouse and construction of a new classically inspired modern building with aesthetic façade improvements.

Transformation of a 19th-century historic multi-story townhouse into a luxurious modern residence consisting of Robert A. Stern’s classic architectural elements with contemporary design and high-performance systems.

The original structure was deconstructed and rebuilt, including reconfiguration of structural framing to accommodate revised floor plans and improved structural integrity, all interior partitions, MEP systems and finishes. Custom-designed layout optimizing space and natural light across multiple levels. Included the expansion of staircases, a rooftop deck, and the addition of an elevator.​

The Commercial market demand post-Covid has been slow to return to Pittsburgh, however residential demand in the Strip District has been strong.  The development team is assessing the feasibility of a mixed-use product including a parking structure, ground floor retail, commercial floors, and a residential tower. The team is also monitoring the commercial and residential markets and evaluating selling the property as a build-ready empty lot.​

Although in early stages of their due diligence, an investment fund representing Hard Rock Hotels & Resorts has expressed significant interest in this property as the development team continues to work through refining mixed-use massings to achieve optimal investment returns.

Woolly Mammoth consulted for P.B. Brown & Insite Property Group on the new construction of 150K SF ground up 3-story self-storage development consisting of 1,200 units.

Substantial sitework took place to raise the lot above waterfront flood zone elevations including site retaining walls, piles and structural slab on pile caps.​

The building consisted of a steel structure with a first-floor masonry façade and Kingspan insulated exterior panels above.​

HVAC systems included split air conditioning units and rooftop condensers with interior hung AHU’s with gas furnaces.  Additional features included 3 hydraulic elevators, 3 bathrooms, a sales office and a staff breakroom.​

Project included 394 rental units as well as amenity and outdoor community spaces. The HVAC systems included PTAC units, VRF systems, and gas fired steam boilers.

The HVAC systems included heat pumps, a cooling tower, gas-fired hot water boilers, and a cogeneration plant.
